We get it. Deciding on whether you need a roof replacement isn’t an easy undertaking. It can be stressful if you don’t know what you’re dealing with, and have no one there for you to answer the questions you need to make a solid, informed, decision.

If you have roof issues that have been building up over time, at some point, the total cost of repairs may outweigh that of a total roof replacement.

Your roof is the main barrier of your home that protects you, your loved ones, and your valuables from the elements. Keeping your roof in tip-top shape is key to maintaining its long-term health. Repairing minor issues before they become a big problem is crucial. If you procrastinate and allow time to pass, damage to your roof will become a bigger issue, more time-sensitive, and most importantly, costly.

If you notice any loose or missing shingles, damp insulation, brittle membrane, or split or sagging flashing, there’s a high probability that your roof is in need of repair.

Chimney flashing is a type of roof flashing that creates a waterproof seal to protect your chimney and roof from water damage and penetration. Essentially, chimney flashing functions as weather stripping for your chimney and is made up of three major parts: step flashing, counter flashing—also called cap flashing—and base flashing.

Step flashing is an L-shaped piece of metal that lies under the roofing shingles and along the brick of your masonry chimney.

Counter or cap flashing is also an L-shaped metal piece, but it is designed to cover the step flashing and embedded into a groove cut in the chimney brickwork.

Base flashing is used at the joint between a vertical surface and the roofing surface, in this case the base of the chimney, guarding against water penetration.

Steps you’ll need to take are as follows:

Step One: Your roofers should place their ladder safely next to the portion of your roof with the ice dam. They should follow ladder safety protocol to keep themselves safe. They should not place their ladder on ice or snow.

Step Two: One roofer will climb the ladder and have another member of the team hand him or her the hose. One roofer will then turn on the hose.

Step Three: Next, your roofers will direct the hot water onto the roof. It may take some time depending on the size of the ice dam, but it will eventually melt. As they work, your roofers will be careful not to aim the pressurized water directly against the shingles. Otherwise the shingles may lift, and the water could damage them. This is one reason why you should not use a pressure washer on a roof. Once the ice has melted, your roofer should ensure that all chunks of ice have cleared the gutters, or they may create a gutter clog.
